Default What do I do next?

Ok well I have been trying to potty train Porscha for a while now, I did a bad job as a first time puppy mommy and now I am paying for it. I have changed a few things so this is what I do now: During the day I have my bathroom blocked off with a babygate, she has her crate in there, toys, food and water and her pee pee pad. The first day she peed on the floor, second day she went on the pad, my boyfriend came home showed her the pad, praised her and gave her a treat. She went once more on the pad the next day and hasn't ever since. This is the during the day routine, when we are home it's a different story.

When we are home she is stuck to me like glue, so when I get up she is right behind me but it's like lightening so fast I turn around and there she is peeing right in front of me! I take her to the pad she just runs around, when I catch her going #2 I take her to the pad when she finishes I praise her and give her a treat. In the morning I take her to the pad, in the afternoon my boyfriend takes her to the pad when he thinks she might need to go but she wont go on it! Before bed I take her again still no luck....the other day she started to go pee pee in front of me so I took her to the pad I knew she still had to go but she just sniffed around, after 10 mins I took her outside same thing she sniffed for 10 mins and didn't go so as soon as we come back in she goes on the carpet!! Sorry this is so long but I just don't know what to do, I am looking at getting another puppy in 2 months and I want her trained as much as possible so the new puppy can learn from her. ANY suggestions would be great I know it's mainly my fault she isn't trained so I want to know what I can do to help her understand. Thanks so much
