I hope you take up on her offer. Those girls need medical attention and evaluation before they are placed in their forever home. It wouldn't be fair to a new owner to pass along an undisclosed medical condition and hefty vet bills.
They absolutely should be spayed before they go to their new homes. Responsible breeders and rescues always spay and neuter first, not depend on the new owners to do it.
