I say get him to move out. The house is paid and it was your moms so your entitled to that house. You can easily change it up and make it a fresh start in your new single life ( a coat of paint goes a long way). But if you feel like the new place is a better situation for you then go for it. Maybe sell the house and sock away the money for a rainy day or for when you decide to buy again. I know owning a house is a lot of work but I find it worth it because after all the sweat and bills you own something vs paying someone elses mortgage. Property is a nice investment for when we get older. You figure there is no note on it so the gas cost will still be less than paying for the new apt.
