I try to make it more like small talk so it doesn't seem like I'm just drilling them with questions. Start with maybe have they been looking long, have they had a yorkie before, what turned them onto the breed. See if they have any kids and how old if they do. If they rent or own their place and if they rent that there aren't any problems with having a dog. How long they would leave it alone at home if they work and where it would be during that time. The main thing is just get a feel for the people more than anything. Good luck, I know its soo hard to let them go.
