Question Health Guarantee's from breeders

Hello all, I am starting to do research on buying a Yorkie pup. I grew up with Yorkies, and I now am ready for one of my own. I'm VERY aware of the health problems that can happen to yorkies, geesh the vet bills my parents had just for the teeth were outrageous! No wonder It took so long to get new toys- ha ha!
I live in the DC area, and I'm trying to find someone locally (in case anyone has some good breeder info).
Anyway, I was wondering, what should I be on the look out for when the breeder is going to guarantee the dog's health? I've seen 1 year guarantee's and then lifetime, I've also seen genetic or other unknown (to me) medical stuff. Under those though, what should I be entitled too, or is that soley up to the breeder?
I am looking for a regualr pet, not for showing, not for breeding. Just a loving pet.
