i am extremely picky and have been known to cancel a couple of sale to YT members and one local because of things that came to light. I ALWAYS reserve the right to cancel the deal. I also have a questionaire on my website that I ask people to fill out. if they contact me but don't fill it out, they are automatically out. After I get the application, I read it over and if I have a good feeling, I email them a few times then before I commit, we speak on the phone and I generally go by my gut feeling.
