| Need advice Okay everyone I am in desperate need of advice.... I work as a home mortgage consultant. I began this career path in November of last year prior to that I worked in radio sales. When I first started in the mortgage industry I worked for a company that provided little to no training, so I stayed there for 7 months and decided to start interviewing. That's when I got the job with the company I am with now. I just started yesterday and explained to my new manager that I had little formal training so my goal was to get a lot of training and that's why I chose this company. Anyways long story short I knew the job would involved cold calling people with mortgages, however what I did not know is that I would be doing it on my second day. I was told today I needed to cold call because my loan processors job was on the line and she would be fired if we didn't get some loans closed. I asked my boss if I could go into the conference room to make the calls until I get my confidence up he says what's the big deal. So long story short I go into an empty office cold call and he tells me that I can't continue to do that. Am I being silly thinking this guy is an A*S? Why in the world would he have me cold calling my second day on the job? Do you think I am wrong? Thanks everyone it's been a rough day

| Sorry you had a rough day at work. Sometimes when your new at a job before you've recieved all your training, they might have you work as a floater. I've experienced that in jobs before. Are you going to be calling people for your job? Maybe ask if you can sit w/ someone or do a couple practice calls, just so you know how they go. Good luck! |

| Hopefully, it will get better. Sounds little rough to throw you right at the wolves and make it sound as if you control whether the other woman stays or not. Jump right in and if need be, pretend to have all the confidence you need and then one day it will just be there and you won't be pretending any more.

| I use to be in the Real Estate business long time ago for about 10 years, You ought to find a couple of realtors to, pardon the expression, but suck up to, they like to have one mortgage broker on call to qualify people & all that good stuff..(they love doughnuts & stuff like that brought to there offices)..If you really like your job hang in there it will get better...You are dealing with alot of stressed out people, I always said we had the fun part, sending the money, but you are messing with there money so it does get very stressful....

I agree, I know we constantly have mortgage brokers that will stop by with donuts or some type of baked goods and pass out their cards and or literature. As for the cold calling, ask him if they at least provide you with a script to follow for your first few calls. I do think making you do that on your second day is a lil rude. Hang in there it will work out. Remember when your on the phone personality plays a huge part in which way a conversation goes. If you would like I might have some scripts that my husband used from when he cold called as a mortgage broker? Pm me if you would like me to fax them to you. He uses the mike ferry methods and scripts. | |

My biggest issue is that I don't want to tell the agents that I can do something and not feel confident enough that I know I can make it happen. It's super important to me to be able to follow through with my promise as well I know the affects that it could have on the borrower. I am just stressed out because I haven't really had any training and the last thing people want is someone calling their house soliciting them and not even knowing what they are talking about (trust me I am a consumer too who doesn't want to be bothered). Thanks again I will get through it

| OK I've done cold calls (sales) before and they suck, even IF you know how to do your job. I've also done mortgage processing at a little company, so I know how you feel. I was hired to be an office manager but the mortgage processor spent most of his day at the horse track, so I grabbed most of the files and processed them so that people could close their loans some time in this century. One LO knew what he was doing but would totally con people into thinking he was saving them $ when he was charging them $10000 in fees to reduce their rate by .5%, but the spin was that they could skip a mortgage payment and pay off their credit cards. The other guys had no CLUE what they were doing and yet the owners wouldn't really help them out. They would basically promise people ANYTHING and then end up having to go with a sub-prime or stated loan ($$$$$) just to get the job done. 90% of the time they would gamble and wait to lock the rate, lose the rate, and then screw up the entire deal. UGH! Anyway, my point is that I think a lot of these companies just wing it. A lot of them rely on re-fi's. We did like 1 purchase the whole time I worked there and like 30 re-fi's. And leads SUCK. The leads they buy are worthless! Or you just use the phone book. The worst was when the leads person would ask people for their SS# over the phone. A complete stranger! He'd usually get hung up on but some people would give it to him!!! Do you have any new home developments near you? All the ones around here hand out a list of brokers and banks they work with. Maybe you could bribe them to get on their list? I really hope it gets better!! I held out a few months before I couldn't take it any more. I don't know what to tell you. I would suggest getting a little experience and then if it doesn't work out - try to find a similar job with a bank! They probably won't give you the runaround like this.

| Thank you everyone I went in and pretty much told him I was going to quit because I didn't feel comfortable cold calling already and that maybe I should go back into radio. He APOLOGIZED (can you believe it?) and said that I was completely right that I need to learn more about the company and then start cold calling. He also said that I can work from home and make calls. I am very happy that I went into to him. I am also very happy that I have such a supportive fiance' who told me that I needed to be happy and do what I gotta do, so that gave me the courage to go into my boss. Again thank you for all your advice. I have several lunches set-up with Realtors and I am praying that I can get some business from them so I don't have to cold call too much
