| I need advice Ok, so this is the deal.... We live in an apartment complex and there are several kinds of parking spots... one apartments can recieve two spots, one regular parking (for the stalls) and one carport OR garage. . . A person MUST have a correct sticker to park in these spots and "guest passes" are VERY limited. . . Ok, so this is my problem.... We have a carport right by the trash dumpster (gross, i know) the problem here is that someone put a COUCH standing on end by the trash dumpster and the wind blew it over ONTO MY CAR. There was no damage, but it is the principal of the matter. People are not supposed to be dumping couches there and my car could have been damaged, there has been glass all over the place more times than i can count and it is a HORRIBLE place to have your car. So what did i do? i graciously gave the carport spot to my fiance and i took the regular parking pass. Ok, so this is another problem because we both keep pretty late hours and i come home and there is NO PARKING SPOTS LEFT. So what do i do? i have to park at RALPHS down the street and WALK back to our apartment complex. The problem is i could get towed from ralphs for doing that, and i could get mugged or hurt walking back to the complex at 2 am. So i talk to the person in teh complex office and she says that there IS enough spots for everyone people are just parking in there without permits. She said that the patrol one guy is supposed to ticket and/or tow a vehicle without a permit. Ok, another problem... my fiance TALKED to the patrol one guy and the guy says they can just give out warnings, they can ticket yes, but they CAN NOT tow the vehicle without managment being there, and of course managment keeps regular buissness hours so they arent in the office past five o clock. So.... what do you all suggest i do? It is WRONG for me (a RESIDENT) to have to park at ralphs adn risk getting my car towed or being mugged because there isnt enough parking in the complex. I am going to talk to the manager and see if i can get us another carport or garage, but i dont think i will be successfull. What else can i do? does anyone else have any ideas? |

| I think if you were promised 2 spots to park your vehicles you should HAVE 2 spots to park them. There is no way I that I would continue to park at Ralph's and risk the chance that my own car may get towed or I could be hurt in the whole inconvenience of the situation. It's their repsonsibility to come up a better solution than what they have offered so far and I would hold them to it.

| If it's in your contract or agreement that each residence gets two spaces and you are ending up without one, that is definitely a problem. I would document each time this happens, bring it to the office and tell them that you will be paying your rent one day late for each future incidence. That's rediculous that you have to worry about your car being towed or possibly being mugged walking home late at night. |

| You are contracted to 2 spots, well, you get 2 spots no matter what!!! Here is what I did when I was in a similar situation when I lived in my apt builing. I found the cars that didn't have the parking passes on them and I parked behind them. Yep, i just left my car to block them in!!! And seeing as how I didn't have to go to work til the afternnon and most people work in the morning, so there were a few ticked off people, but it served them right. ANd my apt manager told me good idea. Well, it finally got people parking where they were suppsed to park. Most of the cars there w/o permits were guests and really didn't live there. But you can keep calling the managment til they DO something about it! Be annoying as you can be about it. Maybe they will have someone from management stay a few nights to see what is really going on!!!!! Sorry you have to go thru this!!!

| The first thing I'd do is trade back with your fiance and let him take the risk of parking at Ralph's or if you really don't want to park by the dumpster do have to park down the street, let the fiance climb out of warm bed and come pick you up. Not the ideal solution, but in the order of priorities, the first thing is to get you in a safe situation. THEN tackle the principle of the matter of equitable parking with the management. Remember what my father, an authentic war hero with two silver stars among other decorations, says, "Dead heroes fight no battles." |

| I'm not sure by the posts but ARE the 2 spaces you are supposed to receive IN YOUR LEASE. if so and you are not getting the 2 spaces you have definate options. i would documant and send a certified letter with signature required at least three time. i then would go through correct procedures for your state of withholding RENT until the situation is taken care of. Not having your assigned parking spaces if you are guaranteed spaces in yout lease is basically the same as you not having something INSIDE your apt. if it is supposed to be ther. No different then lack of heat or water or faulty wiring or anything that would also be the landlords responsibility.

| I'd trade back and park next to the trash. No way would I walk at night!!! Tell them you want the first new spot that opens up away from the trash. If they told you they could tow, have them let patrol know that, maybe even tell them in front of you so you know it's true. I'd call everyday to bug them. You pay for parking, you should have SAFE parking Good Luck!

| ok the deal with the parking was that we both keep pretty late hours... my fiance and i... so i talked to the MANAGER of the complex and she has an idea of what is going on: people when they move out SELL their permits to other renters to get more spots (and then of course... people move in again, and new permits are issued) and then there are too many permits to go around. BUT she is redoing all the permits.... everyone will get TWO and no more than that, and on top of that. (which might take a whiel) she is issueing me a GARAGE in the complex to park one of our vehicles in (its across the complex... but hey, a spot is a spot) |

| Hmmm...I would have parked behind the ones you know don't belong and block their butt in. Their not parked where they should be, you're not parked where you should be...everybody's even...yay! But then again, I am not always a good model to follow... |
