Donating YT 3000 Club Member | My sister lives in a condo. She is trying to sell now. Her condo does not allow dogs just cats. The board (she was on for a while) is a bunch of nuts. lol the people upstairs from her are very noisy. They let their son jump up and down. She complained and everything. She is over it. She wants to get a small house

| I live in a town home community. I can't wait to leave. The bad...no back yard, no privacy, limited parking, HOA dues are outrageous, the battle with them to get permission for anything and everything...you have to get permission to plant shrubs or flowers for example. The good...not a whole lot. They cut the grass, but you could pay someone to do that in a house for much cheaper per month.

I ♥ Joey & Ralphie! Donating Member | The neighbors can be bad, I’d prefer one where I have two levels and no one is above or below me. In some areas those would be called townhouses. Otherwise, you’re either mad at their noise, or they are mad at your noise, (dogs barking). Some condos take steps to reduce noise with good sound proofing, or having only one common wall. This seems to be the biggest thing people don’t like. The good is you get a lot more house for the money, but you don’t really own the land, just the house, you also can get many fringe benefits, such as swimming pools, spas , and exercise rooms, etc, but these amenities vary greatly in what it will cost you in your association fees. Condos don’t tend to appreciate as fast as single family homes, so you should keep this in mind, but on the other hand, they are easier to rent out should you decide to keep it as an investment. I think they can be great for a single lady who is downsizing, and doesn’t want yard work, but I would always need some type of small yard or patio for flowers and plants.

| I would never live in a condo or HOA area because I he been in the mortgage field or years doing title work and now foreclosures and have seen too much. I have a file right now where I sadly have to foreclose on a young couple because the condo owners can not afford the insurance and let it go now pipes have busted soaking the floor and walls making their 2nd story condo unsafe so they had to rent another place and can't afford their mortgage and rent. There is nothing I can do other then hint as much as I can without getting caught to sue the condo owners but even then it would not share their credit or money they invested.

| Our 'tentative' plan is to have a condo here and a condo/villa in Florida for the winter. The fees here are only $145.00 a month and that includes your water/sewer/garbage. Insurance would be cheaper and I'm sure utilities would be too. The complex here does allow pets but mine don't bark so I'm not worried about that part...although I could hear other dogs in the building I suppose. I'm not sure about kids there...I'm sure there are some but I've never seen any outside playing or anything. We would want an end unit and preferably on the first floor so we could easily walk the dogs. We have looked at a few and the one on the ground floor has an open patio but we would have it enclosed into a heated room...that is allowed. That would also ad to the square footage. We like a larger end unit on the second floor that is totally move in ready but I just don't know about being on the second floor with dogs. The parking is limited, one car garage (open to the other garage spaces which I'm not too crazy about) and you can park outside at your garage door. Each unit has a pretty large storage room at their garage stall. One thing I have noticed is that some buildings we walk into you can smell cigarrette smoke. I don't know if that is from people entering the building with a cigarrette or if it is actually coming from their unit. I certainly wouldn't want my home smelling like cigarrettes when we don't smoke. Oh, there are 2 complexes on culdesacs in this condo community and each has their own HOA. Also, each group of condos has a basement under the building in the middle so there is somewhere to go in bad weather. Yah, that's a concern of mine We have owned and flipped so many houses in our married life that letting someone else do the yard, snow removal and maintenance at this point actually sounds pretty good! I think I would feel better about closing up a condo for a few months each year than I would about leaving a private residence for several months. |

| Well I would ask for a copy of their master insurance policy.. Does it cover just basic rebuild meaning only the outside walls, roof and windows.. If so do they have money in reserve to rebuild the rest? Even if you have a policy it is going to cover your belonginsg and if you are licky your interior walls, fixtures and flooring. Just things to keep in mind... Oddly I am also a licensed insurance adjuster.

| We would be responsible for insurance on anything from the walls in...our condo policy would cover that if there was an issue. |

| Just be really careful and read EVERYTHING in the policy, between my job and my husband being a general contractor that storm chases I have seen way too many cases of people thinking their insurance covered stuff but when it comes to condos master policies and then owners own insurance there are so many loopholes the insurance company have that get out of paying.

| PS I am not trying to be mean, I guess my emotions get the best of me about subjects like that because I see the bad side.. The young families just starting out getting burned or the elderly that sold their home for a condo and lose everything because the condo association screwed up on their end of things. It breaks my heart knowing there is nothing I could do to fix it now

| I got my lic to be an insurance adjuster but after seeing how crooked and evil they are and have loopholes to get out of paying I just can not bring myself to work for them so instead I have decided to be an Indepedent adjuster that helps people fight the insurance companies, my first case I get to help with is a girl I went to school with and her life partner.. Insurance company will only give $10,000 towards $150,000 storm damage because of their lifestyle.
